AXON Group is expanding its presence in Makati’s central business district through a long-term lease agreement with Ayala Land Offices (ALO) covering the former Teleperformance Center along Ayala Avenue.
The project marks a significant step in AXON’s push toward integrated workspace transformation, combining strategy, design, construction, fit-out, leasing support, and workspace operations under a single operating platform.
The redevelopment reflects the growing demand for more flexible, operationally efficient, and experience-driven office environments as companies continue reevaluating how workspaces support collaboration, culture, and long-term business performance.
Integrated workspace delivery model
AXON’s vertically integrated workplace delivery model consolidates multiple project stages under a single organization rather than relying on separate vendors for design, engineering, construction, and operations.
The approach is intended to reduce coordination gaps, improve execution timelines, and create more adaptable office environments for enterprise occupiers.
Located along Ayala Avenue in Makati, the former single-tenant BPO facility will be redeveloped into a modern workspace environment focused on flexibility, operational reliability, and long-term scalability.
“Today’s office market demands more than space alone,” said Sherwin Dela Cruz, managing director of AXON Group. “Companies and landlords need a partner that can move from strategy to operations with speed and accountability. Our integrated model allows us to align design, construction, and operations more efficiently to support long-term business performance.”
Workspace transformation in evolving office markets
The project also reflects broader shifts across the office sector, where companies are increasingly prioritizing workplace adaptability, operational efficiency, and employee experience alongside location.
As hybrid work strategies continue to reshape office demand, landlords and occupiers are seeking workspace models that can more efficiently support changing operational requirements.
“As workplace requirements continue to evolve, the ability to reposition assets with speed, flexibility, and long-term operational value has become increasingly important,” said Jose Ramon E. Katipunan, president and chief executive officer of Ayala Land Offices.
“AXON Group’s integrated approach and execution capabilities position this project to support companies seeking modern, flexible workspace environments in Makati,” Katipunan added.
Expanding workspace operations and delivery capabilities
AXON Group continues to expand its workspace platform through a model that integrates capital, engineering, fabrication, workspace delivery, and operations into a single system.
The company said its standardized engineering approach allows it to compress project timelines while maintaining consistency across multiple developments.
With additional projects underway, AXON continues focusing on scalable workspace solutions designed around flexibility, predictability, and operational discipline in key business districts.
