Cebu Landmasters Inc. is kicking off the next phase of its residential pipeline with Alto Ranudo, a PHP2.88-billion development along V. Ranudo Street in Cebu City. The 20-storey, low-density project will offer 389 studio and one-bedroom units, together with premium amenities and commercial spaces.
Alto Ranudo is the first of 11 projects CLI plans to bring to market in the coming months. Together, the pipeline represents more than 5,600 units and an estimated PHP25 billion in total sales value, giving the company fresh inventory following a 95% sell-out rate across its residential portfolio.
A Cebuano design language
The project draws inspiration from Cebu’s hablon weaving heritage, translating textures, layers, and patterns into architectural elements such as breathable façades, curved ledges, and patterned panels. The design approach is intended to give the tower a distinctly local character while fitting into a contemporary urban setting.
“Alto Ranudo is our take on how Cebu’s heritage can live on in a modern setting,” said Jose Franco Soberano, president and CEO of Cebu Landmasters. He added that the company remains focused on developments that respond to local preferences while creating long-term value for customers and shareholders.
The renderings on pages 4 and 5 of the release show a high-rise tower with strong vertical lines, patterned lower façades, and a podium base that visually reinforces the project’s hablon-inspired design language.
Along V. Ranudo Street
Alto Ranudo rises beside Calle 104, CLI’s sold-out heritage-driven development anchored by the adaptive reuse of the Garcia-Escaño Mansion. Its location places residents near major hospitals, schools, retail centers, and key Cebu City destinations including Fuente Osmeña Circle.
Residents will also have direct pedestrian access to Calle 104’s retail strip, creating a stronger connection between the new residential tower and the neighboring mixed-use development. This adjacency gives Alto Ranudo access to an established retail environment while extending CLI’s presence along the V. Ranudo corridor.

Amenities for urban living
The development will include a fitness gym, adult and children’s pools, yoga area, zen garden, co-working space, lounges, function rooms, children’s play areas, and a pet play area. These shared spaces are intended to support a mix of wellness, work, recreation, and social activity within the property.
Alto Ranudo will also feature podium parking, four passenger elevators, 100% backup power, 24/7 security, and CLI property management services. Together, these features position the development as a premium urban residential project designed around convenience and everyday functionality.

Following a major property award
The launch comes after CLI was named Best Developer in the Philippines at the 14th PropertyGuru Philippines Property Awards on August 20 in Manila. The company also received the awards for Best Housing Developer, Best Developer – Visayas, and Best Developer – Mindanao.
The recognition provides added momentum for CLI as it moves into the next phase of project launches. The company currently has 132 projects across different categories in 18 key cities in VisMin, according to the source release.

Alto Ranudo is also CLI’s first residential project under CLIMAC Ventures Inc., its joint venture with Martinez Agricultural Corporation. This gives the project another layer of significance within the company’s broader expansion strategy.
The project has been issued DHSUD Conditional License to Sell No. R7-C005 and Certificate of Registration No. 0002256, as stated in the release. These approvals form part of CLI’s emphasis on regulatory compliance as it prepares to bring the rest of the pipeline to market.
